Parking

🚗 Street parking is free, but please follow all posted signage.

🚫 DO NOT park in front of the garage—this could block neighbors from exiting. Unloading for a short time is fine, but please use designated street parking afterward.

✅ Two parking options:

  1. In front of the home on Ozark – This requires a somewhat steep walkway to the front door.

  2. Back of the home on South 11th Street – This is easier for unloading. You may park here as long as you are not blocking driveways and are following signage.

Home Essentials

☕ Keurig Coffee Maker
Starter pods, creamer, and sweetener are provided.

✔️ What’s Included:

  • Paper towels, toilet paper, trash bags, laundry soap, and dishwasher pods

  • Travel-size soap, shampoo, and conditioner

  • Fresh bed linens and 2 towels per guest

💄 Makeup & Spray Tanner: Please do not use the provided towels for makeup removal. Makeup wipes are available. Damaged towels will be charged $20 each.

🪴 Weekly Plant Maintenance
🌿 Every Monday (4-5pm), Novel Environments will arrive to water and maintain the indoor and outdoor plants. They will be in the home for about 20–30 minutes. No need to be present.

🛏️ Murphy Bed Instructions
To open:

  1. Pull the handles.

  2. Pull the foot bar over and down.
    🛌 Linens are stored in the right-hand side cupboard.

♻️ Trash & Recycling
🗑️ Trash bins are located outside the garage doors in the alley.
♻️ Recycling Rules: Only paper, cardboard, and plastic—NO plastic bags allowed.

HVAC Units

❄️ Each room has its own mini-split unit with a remote.
⚠️ All units must be set to the same mode (Cool or Heat) for proper function.
📌 We’ve pre-set the units to Cool in warmer months and Heat in cooler months for your comfort.

Swim Spa (Rooftop)

🏊‍♂️ This home features a unique rooftop swim spa! While it’s an amazing amenity, please follow these rules:

✔️ Always cover the spa when not in use.
🚷 Do NOT walk on the grassy rooftop area—it is decorative and not meant for foot traffic.
🛑 Do not sit on balcony handrails or throw trash over the sides.

How to remove the cover:

  • Unhook all clasps

  • Step inside the spa to roll the cover up—it will rest on the bars at the back.

💦 Swim Spa Settings:

  • Max temperature: 99°F

  • Enjoy jets in the two seating areas or use the swim feature for exercise—settings are on the control panel.

House Rules & Important Notes

🚭 No smoking inside – A $500 fine applies for false fire alarms.
🚨 No parties or unauthorized guests—$500 fine + immediate eviction per rental agreement.
⏰ Quiet Hours: 10 PM – 8 AM

📌 Other Notes:

  • Please be mindful of noise while using outdoor spaces—this is a residential neighborhood. Noise complaints may result in a $250 fine.

  • No decorations/signage on the exterior of the home or fences without prior approval from Xenos.

Check-Out Instructions

📅 You’ll receive a reminder the night before checkout.
⏳ Check-out time: 10:00 AM (Let us know if leaving early.)

✅ Before You Leave, Please:

🧹 Remove all personal food from fridge/freezer/pantry (leave donatable items).
🔌 Turn off all lights & appliances.
🪑 Return moved furniture to original spots.
🗑️ Take out the trash.  
🍽️ Run the dishwasher.
🛁 Pile used towels on the bathroom floor.
🔒 Close & lock all windows/doors.

⚠️ Failure to complete checkout may result in extra fees.
